Private Lagoons Project
Welcome to the daily updated info from the private lagoon project in the northeast of Brazil, at Camboas Beach.
(Praia do Camboas or Praia do Capim Acu).
Camboas is located between Lagoinha and Paracuru, about 1 hour drive from Cumbuco, or 1.5 hours from the airport of Fortaleza.
The wind blows almost daily between August and January, and in the off-season about 60% of the time.
The area now gets developed and will be very special, with up to 3 lagoons and exclusive houses.
All houses will be sold with its own property, creating more and more value due to increasing property prices along the coast.
The area will be diveded in properties, and will not be like a resort, therefore only minimal monthly fees for security and street lightning will be charged to every owner.
It consists of 5 phases:
- Phase 1: 10 houses and a kite lagoon with 220x260m
- Phase 2: more houses
- Phase 3: commercial area with shops, supermarkets, restaurants
- Phase 4: a big 700x800 lagoon next to the ocean and in front of the houses
- Phase 5: a VIP lagoon with about 220x220m and only 6 luxury houses
Prices will increase from phase to phase, since also the value of the properties keep rising monthly.

Phase 1 Houses
This is the official property map which is registered in the land register office in Paraipaba, here is the whole land of Camboas Beach registered.
The front properties will have 1144 sqm (44x26m), the other ones 750 sqm (25x30m).

A small lake in the middle will give the phase a nice ambience. All house will be placed between the existing palm trees, so once finished their placements will be different, but all terraces will be facing the ocean.
